We simplify every
stage of the licensing and building permit process in Portugal.
We take care of
everything for you and advise you every step of the way, turning what is
normally a complex bureaucratic process into an effortless experience.
We clarify doubts
regarding the viability of construction for housing, tourism or other purposes.
We have particular experience in converting the use of existing properties -
namely ruins in rural properties - and we develop feasibility studies for
construction in demarcated/protected areas, such as the REN – Reserva Ecológica Nacional (National Ecological Reserve), RAN – Reserva Agrícola Nacional (National
Agricultural Reserve), natural parks, etc. which, due to their sensitivity,
require the overlapping of several legal constraints, namely the PDM Plano Diretor Municipal (Municipal
Master Plan), RJUE – Regime Jurídico da
Urbanização e Edificação (Legal Regime of Urbanization and Building), RMEU – Regulamento Municipal de Edificações Urbanas (Municipal Regulation
of Urban Buildings)
and other rules specific
to the location of each project.
We analyze the relevant
legislation and obtain the binding licensing documents from each planning
entity, so that you can securely acquire your property and/or develop your
project.
We aim to respond to
the large amount of misinformation present in the real estate market, providing
reliable and binding information so that you can invest in a property with full knowledge of what you can actually build.
We organize and submit
the necessary elements to obtain building feasibility reports, licensing
applications, PIP – Pedido de Informação Prévia (legally binding Prior
Information Requests), Comunicação Prévia (Prior Notice) and applications to
all land planning authorities, namely: town
councils, APA – Agência Portuguesa do Ambiente (Portuguese Environment
Agency), ICNF – Instituto de Conservação
da Natureza (Nature Conservation Institute), CCDR – Comissão de Coordenação e Desenvolvimento Regional (Regional
Coordination and Development Commission),
REN, RAN, etc.
We
prepare complete dossiers, draft the necessary documents, organize all the
relevant documentation for each property and project, take care of obtaining
missing elements, obtain applicable territorial plans from each land planning
authority and request the relevant permits –
In
short, we provide all the necessary support for the licensing process in order
to maximize the chances of obtaining a favorable and binding legal approval.
Complementing our
consultancy services, we carry out bespoke architectural and interior design
projects.
